How the service area is drawn
The practice sits in south Orlando near the Central Florida GreeneWay (SR-417). SR-417 runs the eastern side of the metro from Sanford and Oviedo in Seminole County down through Lake Nona and into Osceola County toward Kissimmee and St. Cloud. I-4 carries the middle, from Celebration up through Winter Park. SR-429 and Florida's Turnpike handle the western side toward Apopka, Windermere and Dr. Phillips. Those three corridors are the service area. Because the work is remote, distance changes the drive and not the turnaround.

Counties in the service area, and what each one changes
The towns on this page sit across three counties, and the county is what decides where a business files its local paperwork. The bookkeeping and the tax return do not change from one county line to the next. The offices you deal with do, and that is worth knowing before a first filing deadline lands.
Orange County covers Apopka, Baldwin Park, Dr. Phillips, Lake Nona, Windermere and Winter Park. Tangible personal property returns and property values run through the Orange County Property Appraiser, and payments and business tax receipts run through the Orange County Tax Collector. Businesses inside Orlando city limits, Baldwin Park and Lake Nona among them, also answer to the city on top of the county.
Osceola County covers Celebration, Kissimmee and St. Cloud. Local business tax receipts and tangible personal property payments go through the Osceola County Tax Collector. This is the corner of the metro where short-term rental and hospitality work is most common, and rental activity brings its own sales and tourist development tax filings that a general ledger has to be built to carry.
Seminole County covers Oviedo, Sanford and Winter Springs. Business tax receipts there run through the Seminole County Tax Collector. Sanford and Oviedo sit at the north end of SR-417, which is the same road the practice sits beside at the south end, so the drive is long and the work is remote.
One thing does not change with the county line: Florida has no personal state income tax, so for most small operators the state filings that matter are sales tax, reemployment tax on payroll, and the county paperwork above. A federal return still has to be filed, and if the entity is an S corporation the payroll has to be right before the return can be. That sequence is the same in Apopka, in Kissimmee and in Sanford.
